You already know what a bad cleaning vendor costs you. It is not the invoice — it is the 4pm phone call about a unit that is not ready, the deposit dispute with no photographic record, and the guest review that mentions hair in the bathroom. Most cleaning companies are built for homeowners and treat your portfolio as overflow work. We are not.
Everything is photographed. Before and after, uploaded against the job, with written notes. Pre-existing damage gets flagged the moment we find it — which protects your deposit case and keeps us from being blamed for someone else's dent.
Weekends are normal, not an exception. Check-ins happen Saturday and Sunday. So do we. A vendor who is only reliable Monday to Friday is only reliable when it does not matter.
A documented standard, not a person's memory. Every property gets a written profile — access, parking, pets, surfaces, preferences — so a different cleaner produces the same result. Our crews work from a post-inspection checklist, not from what they happen to remember.
Linen inventory handled properly. Washed, inspected, counted and replaced to a documented set per unit. Stained or torn linens get set aside rather than put back on a bed and discovered by your guest.
Problems reach you while they are still fixable. Broken fixtures, pests, water damage, missing inventory — reported with photos through your channel, same day. Not discovered by a tenant.
Same $60 per labor hour across all of it.
Linens, restock, photo verification, same-day windows.
Inspection-standard. Inside every cabinet, drawer and appliance.
Timed to your photography or open-house date.
Lobbies, halls, laundry rooms, offices.
Yes — it is roughly half of what we do. We currently handle recurring turnovers for a San Diego short-term rental management company across a multi-unit portfolio, plus realtor listing cleans and tenant move-outs. We are used to working from a work-order system rather than a homeowner's instructions.
Same-day turns are normal for us when the schedule allows, including weekends. Weekend coverage matters more than most vendors admit: check-ins happen on Saturdays and Sundays, and that is exactly when a unit that is not ready becomes your problem.
Every turnover gets before and after photos uploaded against the job, plus written notes on anything we find. Pre-existing damage is photographed and reported the moment we see it. That record protects you in a deposit dispute and protects us from being blamed for damage that was already there.
$60 per labor hour, the same rate as every residential client — we do not add a management surcharge. A standard turnover typically runs $155-$325 depending on unit size and linen handling. Larger portfolios get scheduled in blocks, which is where the real efficiency comes from.
Yes. We wash, inspect and replace linens, flag anything stained or torn rather than putting it back on a bed, and follow a documented inventory per unit — bed sets, bath sets, kitchen towels and oven mitts. We mark what was used so stock stays accurate.
We report it immediately with photos, through whatever channel you prefer. Broken fixtures, pests, water damage, missing inventory. You find out while there is still time to act, not when the guest or tenant calls you.
Tell us how many units, where, and what is going wrong with your current vendor. We will tell you honestly whether we are a fit.
